The Rationale - Why I'm Offering Refunds
Recent surveys suggest as many as 85% of potential home buyers start their search on the Internet. With buyers willing and able to locate homes and obtain information about the buying process, realtors are no longer at the center of the transaction nor do they control the flow of information.
I recognize the changing trend in real estate and enthusiastically embrace the concept of rewarding home buyers who're willing to research and actively participate in the home buying experience.
Real Estate Commissions - Who Really Pays Them
Since the realtor’s commission is built into the price of the home, it’s the buyer who ultimately pays it. This is contrary to what the real estate industry wants the public to believe - they say it's the seller who pays the realtor fees.
But in reality, if buyers and sellers dealt directly with each other – without the assistance of realtors – the price of the home would be lower because there wouldn't be realtor commissions factored into the price.
So if buyers want the commission refunded, they must use a refund realtor.
How the refund process works
You'll be locating homes on the Internet utilizing the thousands of home search websites. Or you can contact me for more customized listings. You'll be doing drive-by inspections yourself to approve of the homes' exteriors as well as the communities and specific neighborhoods.
Once you find a home (or homes) you'd like to view from the inside, contact me for an appointment.
When you find a home you want to purchase, I'll provide a list of comparable sales in the area so you can decide what price to offer the seller.
I'll prepare the purchase contract and any addendums for your approval. I'll negotiate the offer to your advantage utilizing my years of experience in the real estate business.
New Homes
Most home builders offer a 3% commission to realtors - sometimes more. The commission is built into the home's price and builders don't give discounts when buyers deal directly with them. So if you want the refund, I must accompany you to the builder's model home complex on your first visit - no exceptions! The builders are very strict about the first visit registration requirement. If you deal directly with the builder, you lose out on the refund and enrich the builder by the amount of the commission.
The Refund
Typically, a commission of 3% of the home's purchase price is paid to the buyer's real estate agent. I will refund 50% of the total sales commission to you upon a successful closing.
Your refund will be paid to you at closing. You'll receive a full accounting of the commission amount. You can use the refund for new furniture, window treatments, or anything you choose.
It is the buyer’s responsibility to notify their mortgage lender and obtain the required mortgage lender’s approval (if necessary) in order to receive the rebate.
